We sat down with our Sales Consultants at Liverpool's Orleans House to find out why it's such a popular choice for those looking to buy in the city.

What in particular drew you to Orleans House?

Claire: Having worked with Forty/8 since 2012, both here in Liverpool working on the West Tower project, and then in Birmingham as a sales consultant for Metalworks and The Foundry, I jumped at the chance to come back to my native Liverpool! The building itself is completely different to anything else on the market at the moment, I couldn’t miss up the opportunity to be involved in such a fantastic project.

What’s so special about Orleans House?

Margie: Its location is pretty much perfect for anyone living and working in the city. Just moments away from LiverpoolONE, as well as all the bars and restaurants, Orleans House is in the heart of the action. Having said that, it’s nestled on a quiet street which means there’s no contending with street noise!

Sandra: For me it has to be the specification and build quality; the apartments have been built to the highest of standards and it’s noticeable from the moment you arrive at Orleans House. Because of the age of the building, the apartments benefit from high ceilings and large windows. Light just floods the apartments and they feel so spacious and luxurious.

Why would Orleans House appeal to investors?

Sandra: There’s no denying that tenant demand in Liverpool is high and it’s no different here at Orleans House. The development is right in the business district, so there’s a lot of young professionals looking for high-end city living with an easy commute. That, combined with a vast international student population and being in an ideal location for many hospital staff, means that void periods should be minimal or not at all. Our investors have achieved some great rents here too; the anticipated 7% rental yield combined with an excellent capital growth outlook makes it a no-brainer.

Why would Orleans House appeal to Owner Occupiers?

Claire: There’s a real sense of community here which can’t be underestimated, I think that comes from the block being mostly owner occupied and of course Kevin, our fabulous concierge! He’s based on our front desk and rather conveniently is able to sign for any parcels, as well as providing security. Being less than a three minute walk from Moorfields Station is also a big plus. There’s a buzz around Liverpool at the moment what in particular is making people look to the city?

Margie: The local and national press have all reported on it and it’s no surprise that Lend Invest voted Liverpool as the top UK area for buy-to-let yield in 2016. The private sector is creating jobs at a faster rate than before the recession and big companies, including huge financial institutions such as Deutsche Bank, are investing in the city. Over the next 10 years Liverpool is set to receive a further £7BN worth of investment. People are excited to see what changes are afoot for Liverpool.

Claire: Liverpool has a brilliant social scene too! Shops, top restaurants, bars and great theatres; it’s no surprise that more and more young professionals are moving here. It’s not your typical city vibe here in Liverpool, people are so friendly and with a relatively low cost of living, it’s an ideal place to lay down roots.

What’s your favourite thing about Orleans House?

Claire: Orleans House was a warehouse for Liverpool’s Cotton Exchange, the building is part of the city’s history and it’s full of character! It’s not your typical “cookie cutter” new build development, these apartments are truly unique and the luxury specification is the cherry on top!

Margie: I couldn’t agree more, it’s not every day you have the opportunity to live in a Grade II* listed building but with a modern finish. From the moment you walk through the grand timber front doors and stand on the beautifully restored marble, you just know you’re in a special place.

Sandra: The apartments are so bright and spacious, it’s impossible not to fall in love!
